We lived here 3 years ago, and it was a bad experience, especially due to the unfriendly attitude of the leasing office managers. A month ago, we moved back, and I’m glad to see that things have changed for the better. The managers are now very friendly and genuinely try to solve any issues, doing so in the shortest possible time.I want to thank Rob and Jason for their help in resolving the issue. I am impressed with your support and professionalism, which made the process much easier.

Update 2: Since I have moved out in January, the prices have increased dramatically and there still seems to be number of issues with the building over the last few months. My unit was $1,550 + "fees" not mentioned on the website for 950sqft. Now a 550sqft apartment goes for almost $1,700 which is an absurd jump in price.

Update: They are still trying to scam me out of more of my deposit, I am honestly impressed at this point they're fighting tooth and nail over like, $200 that they won't give back to me for "cleaning and painting" after I painted the walls myself and showed them the receipt of getting it professionally cleaned.

This place is full of scam artists, the manager is actually the devil. They will do literally everything in their power to charge you more money, including just straight up lying. The apartment has had numerous lawsuits against them for unlawful evictions, price fixing, and mistreatment of residents. If you move here, you are being scammed. I'm sure someone will respond to this with some generic response but it is straight up criminal what they do to their residents.

My final experience at the Portola was one for the record books. Crystal threatened to evicted me because my car was broken into in their garage and I was upset it was broken the entire year I lived there. She genuinely scared me and I believe the people who still live there are lucky she is gone, but who knows who will replace her with the track record Greystar has. They have gone through more team members than I can count in the few months that they took over while I was living there. Lance, who forced a 90 year old lady to move to a new unite over the course of one weekend, was also let go while I was there. At least the temporary manager was kind and showed empathy, but that was about it.

The Portola hides behind the façade of looking like a nice place in a nice area but it takes little effort to unravel the enormous downsides of living there. It wasn't until management was so bad that they had TWENTY SIX open rooms for rent before they even considered making changes (broken elevators, rampant car theft, fire alarms that go off randomly, etc.). On my way out, they charged me $1,000 EXTRA for my final month after giving me false information about the move out process and then quoted the FAIR HOUSING ACT as their justification. They also tried to keep my deposit, saying they painted and cleaned, but quickly returned it back to me after I showed them my invoice for professional cleaning and reminded them they gave me the paint to repaint their walls for them. It took multiple phone calls and emails to be ignored until I finally went in myself before they showed me the final balance.

More than anything, just remember to give them no courtesy as they will do the same. Memorize every single line of the 60-70 page lease, they will use it against you at every given moment. Be prepared to pay $100 for unsafe parking and be sure your doors are locked and nothing of value is in your car. If you have any issues, you will get one answer: "Sorry, there is nothing I can do." This is a lie but management is the wall between you and any kind of resolution, they will never take responsibility for anything. I STRONGLY believe they only gave me money back for my deposit because the regional manager was in the middle of getting audited, they live to suck the money dry of the community. Do not rent from these people, they do not belong anywhere in Colorado.

Since the new management took over, there's been an incredible turnaround at this property! Communication has improved so much—residents are kept informed and updated regularly. Repairs are done promptly and with great attention to quality, which makes a huge difference in our day-to-day lives. It really feels like the focus is on ensuring everything runs smoothly for the residents, not just for the management company. I’ve been really impressed with the care and effort that goes into making this a great place to live. Highly recommend!

The past year living at Portola has been absolutely crazy. The change in management and never having a steady manager in office. The only person who even knows what they are doing in that place is Korey. She convinced me to renew at Portola when I had planned to leave and signed a lease with another community. I canceled that lease and decided to renew and transfer. Upon my move in to the new unit date, the walls were not paint matched and looked splotchy. The “renovated unit” I got consisted of out dated appliances and many fire hazards like the vent on top of the dryer and the outlets not even being in the wall. The carpet did not fit the room and was bubbling around. I brought this to Rob and was told it is whatever. Korey heard me out and tried to help resolve it but she had no power to do anything without rob. This is absolutely unacceptable considering the prices they pay. There is consistent leaks in the building and the floors will always been soaking wet. Floods are a constant day to day issue in this building. The police and fire department call this place leakytola. There is no way they should be charging what they do for these units and having the same problems and issues that never get resolved. If you want to move into a giant porta potty that’s constantly flooding and dog poop down the hallways without pick up… this is the place for you. Don’t expect your problems to be heard or resolved either. I can not wait to leave.

The Portola is making a comeback. The new property management company is trying as best as they can to pick up the broken pieces that the prior management company left behind.
They are making long-overdue repairs and upgrading the facilities as best as available resources will allow. The onsite management staff are approachable and responsive, and I give high marks to the maintenance staff for going above and beyond the call of duty. Housekeeping is onsite daily and does their level best to keep up with the lax behavior of some subset of residents.
The current management has improved communication to residents by sending out (at least) weekly emails about property repairs and improvements. It would be nice to have a little heads-up when repairs for one's own unit will occur, but the fact that the repairs are being made in a timely manner is an improvement.
Overall, I think The Portola is worth a look for any apartment shopper. The new team seems really committed to improvement and receptive to resident feedback. The location near shops and a park is fantastic. The in-house neighbors are generally quiet and very few smoke any substance in their units.
No place is perfect, but I think the new management is bringing their "A" game to the property in the last few months while gradually implementing new systems. I can only see positive things for the Portola, and I would really recommend checking their renovated units out if you are looking for a place to live.

I have lived here for about 6 months and the Portola has been nothing short of amazing. This is my first time living in an apartment as well, and I couldn’t have chosen a better place to live for a first timer. Everyone there is so sweet and amazing, especially Jason and Lexie!!! They have been so sweet and accommodating. Highly reccomend living here if you are in the lookout for a place to live, the Portola is it!!!!

I just want to say that Lexi was my agent for Portola and she was wonderful. She was specific confident and showed me multiple properties because I couldn’t make up my mind. She also helped me fill out my paperwork because I’m not really good on my computer but she was a joy to work with, and I appreciate her so much for hiring Such a good person.

We applied and signed within two weeks. The property is nice and well maintained. Our leasing manager Lexie has been amazing, she has been so attentive in making sure we have everything we need and is such a friendly face to see.
